Why Scarborough Shops and Units Choose Quick F/X Epoxy

A Scarborough unit that is closed for a floor is a unit not earning, so the job has to be done properly once. We prepare the concrete, pick the system to suit your traffic, and agree timing with you before work starts. Jay, our founder, is on the first call, the quote and the final walkthrough, and the work is done by his own crew, not subcontractors. Free quote.

I got an estimate on Friday and had a new basement floor by 4pm on Monday. Kuljit and his crew were awesome. Our concrete was Rough, cracks and holes. Now, it’s perfect !! It was also way more affordable than I thought it was going to be.

Outstanding Epoxy Flooring Service! I couldn’t be happier with the results! The team was professional, punctual, and clearly skilled at what they do. They took the time to prepare the surface properly and explained every step of the process. The final epoxy floor looks incredible — smooth, glossy, and durable. It has completely transformed our porch into a clean, modern space. Their attention to detail and commitment to quality really stand out. Everything was completed on schedule and within budget, with zero mess left behind. I highly recommend this company to anyone looking for top-quality epoxy flooring and great customer service!

Industrial Floors for the Golden Mile, Tapscott Road and Ellesmere Road

Industrial space in Scarborough is mostly small and mid-sized: rows of single-bay units along Ellesmere Road and Tapscott Road, and the long-established business strip of the Golden Mile on Eglinton Avenue East. Many of these buildings went up decades ago, and the slabs show it. Floors are often shared between tenants, with a common wall, a common drive and a different use in every unit. Constant delivery vans, skids and equipment have chipped doorway edges, opened joints and left oil in the concrete.

Quick F/X Epoxy installs industrial epoxy flooring in Scarborough one unit at a time. The slab is tested first, with hardness and moisture readings, then diamond ground and any cracks and joints repaired. The coating is chosen for how the unit is used, from light shop traffic to constant wheels, with a chemical-resistant, textured topcoat where fluids reach the floor and a coved base along the walls. Larger stock rooms are covered on our warehouse coatings page. For homes, garages and basements, see residential epoxy flooring in Scarborough.

Our Industrial Flooring Process

01

Free Quote for Your Floor

Tell us about the building, the floor area and what moves across it, and send a few photos. We talk through epoxy and polished concrete options with you and come back with a clear quote.

02

Plan Around Your Operation

We agree the schedule with you before work starts, including which areas close and when. Larger floors are done in sections so production, storage or shipping can keep running around us.

03

Concrete Preparation

The slab is ground back to open, clean concrete and damaged joints and cracks are repaired, so the coating bonds properly and stands up to forklifts, pallets and spills.

04

Coating or Polishing

We install the system chosen for each area: a high-build, chemical-resistant epoxy where traffic and fluids are heavy, or a ground, densified and polished slab where the floor stays dry.

05

Walkthrough and Handover

We walk the finished floor with you and confirm when each area can take foot and vehicle traffic again, so your team knows when to move back in.

Industrial Floors We Coat

Polished Concrete for Scarborough Dry Storage and Workshop Floors

Where a Scarborough unit is dry and the slab is sound, polished concrete can be the lighter option. The existing floor is ground, densified and polished to a hard surface that stops dust and wipes clean with a damp mop. Marks, patches and cracks already in the slab remain visible afterwards. Where the concrete is oil-soaked or chemicals are used, epoxy is the better choice. More on sheen levels, aggregate exposure and suitable buildings: polished concrete in Scarborough.

Frequently asked questions

Can you coat just one bay in a multi-unit Scarborough building?
Yes. A single bay can be prepared and coated on its own, with the timing agreed in advance so the units next door keep working. Send us a sketch or photos of the layout, and we will plan how to section the floor and keep your own access open.
Oil is the main thing we test for. We take hardness and moisture readings, grind the surface back with diamonds and look at how deep the staining goes. Oil that has soaked in is dealt with in the prep, and we say so plainly if a slab needs more work than a coating alone.
Doorways take the most abuse because every cart, skid and pallet jack crosses them. Chipped edges and cracked joints are repaired first, then the coating is carried through the opening, with a heavier build or a textured topcoat if the traffic calls for it.
Photos and measurements get us most of the way. Send the floor area, what runs on it and pictures of the worst spots, and we come back with a clear quote. If the slab needs a closer look, such as a moisture or hardness check, we do it in person before the figure is final.
